Director of Business Development

Position Overview

We are seeking an experienced Director of Business Development to lead and expand our commercial sales efforts across janitorial, maintenance, and security services. The Director will develop and execute growth strategies, build high-value client relationships, and drive revenue by identifying new market opportunities, managing strategic pursuits, and coaching the sales team to exceed targets. This role combines strategic leadership with hands-on sales and proposal responsibility to accelerate company growth.

Key Responsibilities

  • Develop and execute a comprehensive business development strategy to drive revenue growth across commercial, janitorial, maintenance, and security service lines.
  • Identify, qualify, and pursue new business opportunities and markets; build a strong pipeline of high-value prospects.
  • Lead and manage the full sales cycle, including prospecting, needs assessment, proposal development, pricing strategy, negotiation, and contract close.
  • Build and maintain executive-level relationships with prospective and existing clients; act as a trusted advisor to understand client needs and align solutions.
  • Collaborate with operations, estimating, and service delivery teams to design competitive, scalable proposals and ensure seamless transition from sale to service.
  • Coach, mentor, and develop a high-performing business development team; set clear targets, KPIs, and performance expectations.
  • Prepare and deliver compelling presentations and proposals to senior stakeholders and selection committees.
  • Track market trends, competitive activity, and customer feedback to inform product/service positioning and pricing.
  • Manage CRM usage and sales reporting to provide accurate forecasts, pipeline visibility, and performance analysis to the leadership team.
  • Represent the company at industry events, trade shows, and client meetings to build brand awareness and generate leads.

Qualifications

  • Bachelors degree in Business, Marketing, or related field; MBA or advanced degree preferred.
  • 5+ years of progressive business development or commercial sales experience, with proven experience selling janitorial, facilities maintenance, or security services preferred.
  • Demonstrated track record of meeting or exceeding revenue targets and closing large commercial contracts.
  • Strong presentation, proposal-writing, and public speaking skills with experience presenting to executive and selection committees.
  • Excellent negotiation, relationship-building, and consultative selling skills.
  • Experience leading and developing sales teams, setting KPIs, and driving accountability.
  • Proficiency with CRM systems (e.g., Salesforce) and sales forecasting tools.
  • Highly organized with strong analytical skills and ability to translate market insights into actionable plans.
  • Willingness to travel for client meetings, industry events, and site visits as required.
